A basement that leaks almost always has a problem outside the wall — failed or missing membrane, clogged or crushed weeping tile, or grading that pushes water toward the house instead of away from it.

We excavate to the footing, install a proper membrane and drainage board, replace or add weeping tile tied into a sump, then backfill with clean stone and grade the yard back to fall away from the house.

What actually stops water

You have to see the problem to fix it

We dig down to the footing along the affected wall so we can see exactly where the existing membrane has failed, where the weeping tile is crushed or silted up, and whether the grade above is working against you.

From there it's a fresh membrane, a drainage board to keep hydrostatic pressure off the wall, and new weeping tile bedded properly in clear stone — not a coating sprayed over the problem.

Backfill & grading

What goes back in the ground matters too

Clean, free-draining stone goes back against the wall — not the same clay that trapped water there in the first place. It's placed in lifts so it doesn't damage the new membrane on the way in.

Once backfilled, we grade the final few inches so water sheds away from the foundation instead of pooling against it — the cheapest insurance policy on the whole job.

How much does exterior waterproofing cost?

It depends on how much of the perimeter needs to be excavated, dig depth and site access. We assess it on site, then give you one fixed price in writing, free of charge.

Do I need the whole foundation waterproofed, or just one wall?

Usually just the wall or section that's actually leaking. We'll tell you honestly what needs it after we've seen where the water is showing up and checked the grading outside.

Is interior sealant or an interior drain enough?

Interior fixes can manage symptoms but don't stop water from reaching the wall. Exterior membrane and drainage address the actual source — we'll walk you through the trade-offs at the estimate.

How long does the job take?

A single-wall job is often a few days; a full perimeter takes longer. We'll give you a realistic schedule once we've seen the scope.

Will my landscaping be destroyed?

We excavate only what's needed for access, stockpile soil carefully, and restore grading and sod where we dig. Anything more involved gets flagged at the estimate.

Do I need a permit for waterproofing?

Straightforward exterior waterproofing on an existing home usually doesn't require one. If your project overlaps with underpinning or a walkout, we'll flag any permit needs at the estimate.
